1. Quiet Hours – STRICTLY ENFORCED10:00 PM – 7:00 AM daily
Zero noise that can be heard outside the unit — no music, loud talking, TV, or slamming doors.
Outdoor areas (patio, balcony, etc.) must be quiet during quiet hours.
If the guests are too loud and disrupt the property, this can result in cancellation of the reservation without any refund.
2. Parking – DRIVEWAY ONLY
Street parking is strictly prohibited.
All vehicles MUST park in the driveway only.
Max 4 vehicles.
3. No Parties
Absolutely NO parties or gatherings.
If there is any sign of a party, this can result in a cancellation of the reservation without any refund and any additional cleaning fees.
4. No Smoking or Drugs

Evidence of any smoking inside the unit or use of drugs = $500 fine + full deodorization/cleaning costs.
5. Pets (only if pre-approved in writing)

8. Damage, Missing Items & Personal Belongings
You are 100% responsible for any damage or missing items.

9. Owner’s Property & Bicycles
All furniture, décor, grills, etc. must stay inside the unit or on the property.
Bicycles may be used off-property; everything else stays here.
10. Treat It Like Your Own Home
This is a residential building. Respect neighbors’ privacy and peace at all times.
Keep walkways clear, don’t slam doors, and be courteous.
11. Local Laws & FinesYou agree to follow all city ordinances (noise, parking, trash, occupancy).
Any fines issued to us will be passed to you + $100 admin fee.
12. Host Availability
We’re here for you 24/7 via text or app
.Issues after 10:00 PM may be handled the next morning unless it’s an emergency (flood, fire, lockout).

By booking this property, every guest confirms they have read, understood, and agree to all House Rules above. No exceptions. Violation of any rule gives us the right to terminate the stay immediately, retain all payments, and charge additional fees.
