The property features nine private suites, each equipped with individually controlled air conditioning, electronic locks, high-speed Wi-Fi, and private bathrooms. Suites 8A and 8B share one bathroom. Please note that suites do not include televisions.

Guest Access:
Guests will have exclusive access to the entire Knickerbocker Estate, including all suites, the fully equipped kitchen, dining room, living room, laundry room, pool and hot tub area, outdoor lanai, BBQ area, and all outdoor spaces. This is a private vacation rental reserved exclusively for your group.
CHECK-IN / CHECK-OUT
Check-in: 3:00 PM (early check-in available for an additional fee, subject to availability)
Check-out: 10:00 AM (late check-out available for an additional fee, subject to availability)
Enjoy a fully contactless self check-in experience. After booking, you will be asked to provide a photo ID, the names and ages of all guests, and to sign an electronic agreement. Once these steps are completed, we will send you an electronic door code prior to arrival.

POOL HEATING DISCLAIMER
Pool heating is an optional add-on and requires an additional fee.
The pool will not be heated unless this option is purchased, and if selected, pool heat must be added for all nights of the reservation.
Due to noise and neighborhood regulations, the pool heater operates from 8:00 AM to 10:00 PM. If outdoor temperatures drop below 65°F, the pool heater may take up to five times longer to heat the pool. While we hope for warm weather, we cannot predict or guarantee weather conditions during your stay, and no refunds are provided due to cold weather.
We will have the heater turned on prior to your stay if you choose to purchase this add-on.
The cost is $60 + tax per day. If you decide to purchase pool heat after arrival, the cost is $100 + tax per day.
HOT TUB
Please note that the hot tub is connected to the pool heating system and will not heat unless pool heating has been purchased.
