Welcome to our home from home in the stunning conservation area of Reserve at
Town Centre.
Our beautiful four bedroom Villa offers a tranquil retreat after a busy day at the parks
and is nestled within a quiet cul de sac with no front or rear neighbours.
We have a private south facing pool for all day long year-round sunshine and with a
tranquil wooded water view, it's a wonderful setting to relax and take in the Florida
wildlife in a beautiful conservation area.
We are located in the secure gated community of Reserve at Town centre, which is
just 10 miles from Disney World and 30 minutes away from Universal Studios. There
is a great selection of shops and restaurants less than a mile away, including Publix,
Aldi, Olive Garden and Longhorns. There is also an Anytime Fitness in the same
area. With so much to see and do in central Florida, we are a little over one hour
drive to either of Florida's beautiful coastlines if you so choose.
The villa itself has undergone many recent renovations and is bright, modern and
airy! With four bedrooms and three bathrooms we can comfortably sleep eight
guests.
The villa is air conditioned throughout and fully equipped to a high standard to meet
all your vacation needs.
Guests will enjoy free high speed Wi-Fi and all TVs are Roku equipped to allow
access to our guests' own video streaming accounts such as Netflix, Amazon etc.
As you enter the villa there is an open-plan area lounge/kitchen with newly fitted
luxury vinyl planking, modern furnishings and 65" ROKU TV. The well-equipped
kitchen has all new stainless-steel LG appliances and luxury granite worktops. In
addition, at your disposal, are many appliances including: coffee filter machine,
Keurig coffee machine, kettle, toaster, popcorn maker and ample cupboards
containing a full range of pots, crockery, utensils, glasses and cutlery.
There are four bedrooms in total and they are: two master bedrooms, one king and one queen, both have their own bathrooms and large walk in closets. The 1st main bedroom is blue and has a queen size bed, 43 inch ROKU smart TV, dresser unit with large mirror and 6 drawers and a large chest of drawers with 5 drawers and beside cabinets and new fan with remote control. The 2nd main bedroom is green and has a new king size bed, 32 inch ROKU smart TV, dresser unit with large mirror and 6 drawers and beside cabinets and new fan with remote control. Both main bedrooms have large walk in en-suites with shower units, large mirrors, hairdryers and storage space. Both have large walk in storage/ wardrobe/ hanging space.
The two twin rooms are both themed (One Stitch and One Mickey Mouse). 2 single beds in each room. Built in wardrobes in both with plenty drawer space. There are 32 inch smart TV's in both those rooms (the Stitch room is an Amazon TV and in the Mickey room it's a ROKU TV. Both rooms have new fans and share the third bathroom.
Patio doors lead out to the pool and deck area from both the living area and both
master bedrooms where you can also choose to take advantage of the outdoor
space with seating and 4 sun loungers.
If you are travelling with younger guests we have a travel cot, high chair and two
strollers.
For your added entertainment, our garage has been converted into a games room
and includes a pool table, foosball table, arcade machine, dart board and ROKU Television. We
have also provided some board games.
A gas BBQ is provided for grilling your favorite meals.
Our south facing pool deck is fully screened to help keep the pool clean and bugs
out. As there will be lots of sunshine, we have sun loungers for the sun worshippers,
pool toys and a dining set with 6ft parasol. Due to our position enjoy day long
sunshine all year-round.
With safety in mind, the pool has safety fencing to stop young children entering the
pool unsupervised.

Please note: This property is self-service--meaning the guest will need to provide their own toiletries such as cleaning supplies, paper towels, soap, shampoo/conditioner, toilet paper, detergent, etc. Upon arrival, each property shall have a toilet roll on each toilet roll holder, a trash bag in each trash can and a soap in each bathroom for your use. Any further items beyond this will need to purchased by guests as per their individual needs. You are welcome to purchase a Starter Kit from our office with some of these supplies if you wish. Must be 21+ Years of age to book. No Smoking No Parties No Pets Allowed * A clean fee may apply. Ask for details. * Pool heat (and spa heat IF property has a spa) can be added to your booking. It will cost $35 per night plus taxes * You may need to add a refundable security deposit of $259. $59 of this amount is a one-time fee for insurance protecting you up to $1500 of accidental damage and the remaining $200 to be returned to you post departure should there be no excessive trash or clean required from your stay..
